When is a Building Permit needed?

A person, firm or corporation cannot erect, construct, alter, repair, move or demolish any building or structure without first obtaining a permit.  All building permits are applied for at the Town of Nunn clerk's office.  Below is a list of projects where building permits are typically required. 

NOTE: This is not intended to be a complete list, nor is it intended to cover all types of projects or conditions.  

  • New buildings (including agriculture buildings)
  • Additions
  • Decks
  • Patio covers, carports, and pergolas
  • Storage shed or accessory building over 120 square feet
  • Re-roofing
  • Fireplaces, gas log installations or replacements 
  • Fences over 6 feet in height
  • Retaining wall over 4 feet in height
  • Lawn sprinkler systems connections to water supply
  • Pools over 5,000 gallons, hot tubs and spas and 24 inches and deeper
  • Siding, stucco, brick, etc.
  • Patio enclosures and screened porches
  • Attached and detached garages and carports
  • Air conditioners
  • Furnace installations or replacement
  • Solar panels 
  • Gas piping over 10 feet in length
  • Demolitions
  • Boiler installation or replacement
  • Water heater installations or replacement
  • Any type of renovation (basement finish, kitchen remodeling, electric/plumbing/structural modifications, doors and windows, walls (new, replacement or removal), siding 

Steps for obtaining a permit

Application

Fill out the permit application, including any approval letters, neighbor approval letters or letters of request for approval.  The application can be picked up at Town Hall or you can click the link below to print/download.

Plans

Submit one set of plans (such as before and after, electrical, structural) Plans should include one drawing of the new construction, and one drawing with the existing buildings/rooms; show all easements and setbacks (when required). Provide square feet information on the floor plan for a residential addition, basement, 1st and 2nd story, garage, carport, deck, porch and crawl space.  Describe in detail the proposed use of the structure.  

Submit to Town Hall

Completed permit applications, plans and any other required documents need to be submitted to the Town Clerk's Office or emailed to townofnunn.tech@ezlink.com.  We will then submit all documents to SAFEbuilt  to begin the permit process.  Once returned back from SAFEbuilt, we will email you an invoice with assessed fees.  Payment can be made in person in our office or over the phone.  Once the permit has been paid and authorization has been issued, the contractor/owner may being work on the project.  Town of Nunn does not do inspections, you will be responsible for contacting SAFEbuilt for all inspections as required.  You can find more information about the inspection process on this page.  

Approval by the Planning Board

IF your project requires approval by the Planning Board (required on buildings over 120 square feet) all paperwork must be turned into Town Hall six (6) days prior to the next scheduled Planning Board/Work Session meeting.  This meeting is held on the first Thursday of the month at 6:00 p.m. It is mandatory that you attend the scheduled Planning Board meeting.  If the applicant fails to appear, the Planning Board shall table the request to the next regular scheduled planning commission meeting.  If a variance is needed, attend the scheduled Town Board regular meeting which are held on the third Thursday of every month at 6:00 p.m.  

After the Planning Commission has reviewed/approved the project, the application and plans will be sent to SAFEbuilt to begin the permit process.  When the application is approved and returned to Town Hall, you will be given a call and receive an email with any fees that have been assessed on the permit application and how to pay.  Once payment is made and authorization has been issued, the contractor/owner may begin work on the project.  You will be responsible for contacting SAFEbuilt for any required inspections.

All inspections for the Town of Nunn are done by SAFEbuilt.  Request inspections by emailing windsor@safebuilt.com or call the inspection line at 970.674.1036 and leave all information requested in the message.  If you call the inspection line, you will NOT receive a confirmation call.  Requests received before 4 p.m. will be scheduled for the next business day unless you request a specific date.
